A Day in the Life
As a Highwoods Maintenance Technician, you will be part of a team that strives to provide best-in-class service to customers in a 264,000 sq. ft. sub-urban Class A office building with an adjacent amenities park located in the Nashville Market. We're seeking someone passionate about crafting dynamic experiences and fostering a sense of community for our diverse customer base within the portfolio.

The Maintenance Technician plays a pivotal role in both the operational and physical health of the portfolio, ensuring it is well-maintained and effectively run, while also enhancing the customer experience through community building and strategic local partnerships, making the space not only functional but also a preferred destination. This position embodies a dual responsibility, essential for achieving operational excellence and fostering a vibrant community atmosphere across our properties.

Work Performed:

  • Responsible for the overall maintenance of building, utility systems and building equipment of Class A suburban asset and adjacent amenity park, in Franklin.
  • Responsibilities may include, electrical/electronic, air, pneumatic, heating-venting and air conditioning, water, gas, and other facility systems.
  • Build strong customer relationships by proactively address customer concerns and inquiries, demonstrating a positive attitude and dedication to providing exceptional service.
  • Coordinate the day-to-day maintenance activities of outside vendors and contractors.
  • Review and approve completed and outstanding work orders for labor hours and turn-around time
  • Respond to requests from Property Manager(s) for assistance.
  • Perform a variety of general repairs, installations and maintenance on building equipment, including changing ballasts, light bulbs and/or tubes, light switches, receptacles, door locks and general repairs on plumbing fixtures, refrigeration equipment, alarm and fire protection systems, piping and tubing, etc
  • Refer complex situations to the Property Manager.
  • Perform routine building inspections.
  • Install and repair new and existing plumbing fixtures, drain lines and accessories.
  • Perform preventive maintenance, installation and repair of water pipes, controls, and associated equipment.
  • Perform minor repair of heating, ventilation, and air condition equipment including some filter changing.
  • Monitor water chemical treatment programs for cooling towers and fountains.
  • Investigate and monitor repeat tenant-related calls and report them to the Property Manager.
  • Assist contractors with life safety alarm systems and water-based or dry fire protection systems shut-downs and testing.
  • Perform installation and repair of ceiling tiles, wall coverings, vinyl tile, carpet, cove base, window blinds, signage, etc.
  • Be responsible for accurate and timely record keeping and reporting.
  • Assist in snow and ice removal using hand tools, ice melt, and sand.

        Job Requirements

        • Documented training/certification/license in one or more of the following fields or a fundamental knowledge due to experience in:
          • Plumbing
          • Mechanical
          • Construction
          • Life Safety
          • Roofing
        • Be available for emergency calls at night, weekends, and holidays on a rotating schedule.

        • Knowledge of BAS systems strongly preferred.

        • Maintain a current Tennessee driver's license.

        • Be able to bend, stoop, crawl & climb ladders.

        Education

        A high school diploma or GED required; minimum of 2 years of education from one of the following preferred:

        • State, county or local governmental agency
        • Approved/sanctioned Technical Institution and/or
        • College or University in one or more of the following fields:
          • Electrical
          • Construction
          • Roofing
          • Building Life Safety Systems
          • Plumbing
          • Carpentry
          • Mechanical or
          • Equivalent on-the-job training in one or more of the above-listed fields consisting of a minimum of 18 consecutive months.

        Experience

        2-6 Years of general maintenance experience in one of the following areas:

        • Industrial
        • Commercial

        Work Environment

        While performing the duties of this job, the employee may be exposed to fumes or airborne particles, moving mechanical parts and vibration. The employee is occasionally exposed to a variety of extreme outdoor conditions (cold / hot weather, wind, precipitation). The noise level in the work environment and job sites can be loud. Must be comfortable working on the roofs of office buildings and climbing ladders.

        Physical Demands

        The physical demands described here are representative of those required by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to talk and hear; this position is active and requires the employee to stand, walk, balance, bend, kneel, stoop, crouch, crawl, and climb. The employee must use hands to handle or feel; grasp and reach with hands and arms - must be able to work frequently with arms extended above head. The employee must occasionally lift, push, or pull up to 50-pound items. Specific visual acuity required by this job include close, distance, color, and peripheral vision, and depth perception. Ability to read, understand, and to communicate information and ideas clearly in writing and orally required.
